HPI Real Estate Services & Investments and Acram Group announced today that it has completed more than 76,000 square feet of new leasing activity at Spectrum Center in Addison. The commitments were completed over the past month and represent significant leasing momentum at the property.
The transactions include a 51,000-square-foot lease with SAP, a 13,000 square foot lease with Databricks, and a 12,000-square-foot lease with Ceco. HPI’s Ben Cuzen and Caroline Hix led leasing efforts on behalf of the building’s owner, Acram Group.
“Recent leasing activity at Spectrum Center reflects the continued demand we’re seeing for well-located, highly amenitized office environments that support both employee experience and business growth,” said Cuzen. “Companies remain focused on attracting and retaining talent, and Spectrum Center continues to resonate with organizations seeking quality space in one of North Texas’ most established office submarkets.”
The leasing activity further strengthens Spectrum Center’s tenant roster and highlights ongoing demand from a diverse range of occupiers.
Located in Addison, Spectrum Center offers direct access to the Dallas North Tollway and the extensive dining, retail, and entertainment amenities that have long distinguished the submarket. The 613,858-square-foot office campus combines a highly accessible location with a modern workplace environment, featuring a renovated lobby, conference center, activated outdoor gathering areas, on-site White Rhino Coffee and Little Owl Café concepts, a state-of-the-art fitness center, pickleball courts, EV charging stations, and collaborative workspaces.
“The quality of these companies and the pace of recent activity underscore Spectrum Center’s position in the market,” said Hix. “Tenants are focused on quality space, convenient access, and amenities that support today’s workforce. The investments made by Acram Group throughout the property, combined with Spectrum Center’s location in Addison, continue to resonate in the market.”
The recent lease commitments bring Spectrum Center to 90% leased, reflecting continued demand from companies seeking high-quality office environments in North Texas.
“We are pleased to welcome SAP, Databricks, and Ceco to Spectrum Center,” said J. Matthew Cassin, Founding Partner at Acram Group. “Collaborating with Ben and Caroline at HPI to capture an outsized share of tenant demand validates both our investment in the property and the flight to quality we are seeing across our portfolio. We thank the HPI team and our new tenants for their execution and look forward to building on this momentum.”
