An undisclosed anchor tenant has preleased approximately 131,000 square feet of The Trailhead Office, a new 217,477-square-foot Class AA+ office development planned by Cassco Development Company (“Cassco”). At 60% preleased, The Trailhead Office is the newest addition to Clearfork, a master-planned mixed-use community that today encompasses more than 550,000 square feet of retail and 375,000 square feet of office space. The substantial preleasing activity reflects continued demand for high-quality office space within one of Fort Worth’s premier mixed-use destinations.
Located at the southwest corner of Clearfork Main Street and Edwards Ranch Road, The Trailhead Office will consist of two office buildings totaling 217,477 square feet and will serve as the gateway to Clearfork’s southwest quadrant.
The development will integrate premium office space with nearby retail, direct access to more than 100 miles of Trinity Trails and walkability to The Shops at Clearfork. Currently home to Press Cafe, Bike Mart and the weekly Clearfork Farmers Market, The Trailhead represents the next chapter of growth in Clearfork with future office, retail and mixed-use opportunities to further enhance the area’s offerings.
Designed by Tryba Architects, the project incorporates architectural materials and design elements found throughout Clearfork. A covered entry plaza and outdoor gathering spaces further strengthen the connection between indoor and outdoor environments. Thoughtfully curated tenant amenities will include a state-of-the-art fitness center with locker rooms, bike storage and ground-floor retail. The project is expected to be delivered in the fourth quarter of 2028.

Matt Montague is the Executive Managing Director at HPI’s Fort Worth office, leading strategic commercial real estate initiatives. He joined HPI in 2025, bringing over 17 years of experience in office, industrial, and site selection transactions. Previously, Matt served as a Senior Managing Director at JLL for over 16 years, advising clients like Bell Helicopter Textron, Simpli.fi, Encana
Resources, Six Flags, Star-Telegram, United Way of Tarrant County, Range Resources, BBVA Compass Bank, Moncrief Cancer Institute, UT Southwestern, Southern Land Company, and Ball Corporation. A Fort Worth native, Matt holds a BBA in accounting from the University of Oklahoma’s Price College of Business and is actively involved in the community as a board member of
Streams & Valleys and a member of Christ Chapel Bible Church. He has also served on the Boards of The Greater Fort Worth Real Estate Council, CASA of Tarrant County, and the Fort Worth Chamber. Matt lives in Fort Worth with his wife and two children.
Jake Neal serves as Managing Director at HPI Real Estate Services & Investments, where he assists in leading the firm’s Fort Worth Office team, focusing on office agency leasing, tenant representation, and investment sales. With over a decade of experience in the Dallas-Fort Worth commercial real estate market, Jake has built a reputation for delivering results-driven strategies to owners, investors, and occupiers across a wide range of asset classes.
Prior to joining HPI, Jake spent ten years at Holt Lunsford Commercial, Inc., where he most recently served as Vice President. During his tenure, he completed more than 800 transactions totaling over $100 million in value and represented over 3 million square feet of office product on behalf of institutional and local ownership groups.
Jake earned his Bachelor’s Degree in Business Administration with a concentration in Entrepreneurial Management from Texas Christian University (TCU). He remains actively involved in the commercial real estate community and currently serves on several local leadership and advisory councils.
